Tax advisor: Rental housing and rehabilitation deductions in the 2022 Personal Income Tax return

Housing has always played a very important role in the Personal Income Tax return. Its deduction can be given due to the mortgage of the purchase, although this benefits less and less taxpayers and refers only to houses acquired before 2013. However, this year there are certain new features.

Deductions for energy improvement works of the property

Taxpayers can count on deductions of up to 60% if there is an improvement in the energy efficiency of the property. If the heating and cooling costs have been reduced by at least 7% of the property, a deduction of 20% is possible; if the non-renewable primary energy consumption indicator is reduced by at least 30%, 40%; and in the case of a complete energy rehabilitation of a building, 60%, meeting requirements.

These deductions will be given in the tax period in which the certificate issued by the competent technician is issued. In the same work, several of these deductions cannot be given. Neither are valid the reforms that are given in gardens, garages, swimming pools or lumber rooms, as well as those zones of the house in which an economic activity is practiced. And, of course, the deductions for works that have been paid in cash will not be valid.

Rental of the house

Taxpayers who have rented a house must declare everything they receive for it. This income is called real estate capital yields, which are part of the general taxable base, and specific expenses such as community fees, IBI, supplies or insurance premiums can be deducted in the tax return.

In turn, there is no deduction for renting at the national level since 2015. However, if the lease was signed before 2015 and it is a habitual residence, tenants can apply the deduction for rent.

Those with a taxable income of less than €17,707 will be able to deduct a maximum of €904 per year for the amount paid for rent. As for tenants, deductions vary depending on the regions.
